Zaha Hadid Architects Designs Miami’s Most Expensive Condo Project

In a groundbreaking endeavor, Zaha Hadid Architects (ZHA) has unveiled their latest project: The Delmore, an ultra-luxury condominium located on Collins Avenue in Surfside, Miami. This architectural marvel will feature 37 exclusive residences spread across 12 floors.

Each floor will host no more than four expansive homes. With sizes averaging over 7,000 square feet and penthouses starting at 10,000 square feet, The Delmore is set to become the priciest condo in Miami.

Zaha Hadid Architects (ZHA) is renowned for its innovative and futuristic architectural designs. The Delmore stands as a testament to the firm’s commitment to pushing the boundaries of design and engineering.

This will be ZHA’s second residential project in the Miami area and one of the few in the United States, further cementing their influence on the American architectural landscape.

Architectural Features of The Delmore

Sculptural Façade and Unique Materials

The Delmore’s façade will be a sculptural masterpiece, characterized by sinuous curves and crescents, all hallmarks of Zaha Hadid’s distinctive style. The use of glass fiber reinforced concrete will not only add to the aesthetic appeal but also mimic the texture and hue of the nearby beachfront sand.

ZHA architects have gone to great lengths to ensure authenticity, even collecting samples from the local dunes.

Innovative Design Elements

The building will feature a north and south wing separated by a flow-through canyon with sky views, leading from the porte-cochère to the glass-roofed lobby and out to a meditation garden.

Apartments will boast wraparound terraces, staggered floor by floor to create a stepped configuration, enhancing both privacy and the visual appeal of the structure.

Privacy and Shade

A series of shell-shaped fins will be integrated into The Delmore’s exterior, ensuring privacy between residences while simultaneously providing shade. This thoughtful design element not only enhances the aesthetic value but also contributes to the comfort and exclusivity of the living spaces.

Amenities and Lifestyle

Suspended Swimming Pool

The pièce de résistance of The Delmore is a 75-foot swimming pool, made of see-through acrylic, suspended 125 feet in the air across the canyon. This extraordinary feature, visible from Collins Avenue, is the first of its kind in Miami and makes an impressive architectural statement.

Comprehensive Wellness and Recreation

The Delmore will offer more than 55,000 square feet of services and amenities. Highlights include:

  • A 20,000 square foot meditation garden with cascading pools, open-air yoga spaces, a fire pit, and botanical gardens.
  • A private restaurant featuring a Michelin-starred menu.
  • A fitness center equipped with yoga, reformer Pilates, and stretching studios.
  • An indoor lap pool and Jacuzzi, complementing the rooftop pool.
  • A wellness spa offering personalized programs, steam room, sauna, relaxation lounge, and cold and hot plunge pools.

Interiors by Hirsch Bedner Associates

The interiors of The Delmore will be executed by the renowned Singaporean firm Hirsch Bedner Associates (HBA), known for their work on The OWO Residences by Raffles in London.

Each residence will feature both entertaining and chef’s kitchens, reflecting HBA’s expertise in dressing the finest hospitality projects.

Location and Market Appeal

Situated within Miami’s ‘Billionaire’s Triangle’, the area nestled between Indian Creek, Surfside, and Bal Harbour, The Delmore is positioned in a region known for its concentration of ultra-high-net-worth individuals.

This development underscores the shift in Miami’s market dynamics, as the city is increasingly seen as a destination for permanent, year-round homes rather than just holiday retreats.

Investment and Future Prospects

The development of The Delmore is part of a broader investment drive by Dubai-based developer DAMAC International. They have announced plans to invest $20 billion into the buildout of data centers across the American Sunbelt and Midwest.

This influx of interest and investment is likely to attract more Pritzker prize-winning architects like ZHA to create record-breaking projects in the region.
